Interest-free renovation loan for your new house or apartment!

In 2021, new owners of a house or apartment can apply for an interest-free renovation loan. Anyone who purchases a home with poor energy performance and significantly improves its energy performance within five years will be able to take out an interest-free renovation loan in conjunction with the mortgage loan used to purchase the property. Please note: the renovation loan may not exceed 20 years!Conditions:The renovation loan is interest-free because the interest is automatically reimbursed once a year by VEKA.VEKA: Flemish Energy and Climate AgencyTo be eligible for the interest-free renovation loan, there must be a primary mortgage loan, which is primarily intended for the purchase of the home. In addition to and in conjunction with the primary loan, you can take out an interest-free renovation loan with the commitment to upgrade the single-family home from energy label E or F to label A, B, or C within a period of 5 years. For apartments, the transition applies from label D, E, or F to label A or B. The renovation loan must primarily be used for the renovation, or demolition and reconstruction, of the home. Please note: The renovation loan must have a maximum term of 20 years. How much can I borrow?Anyone who commits to upgrading the home to label A within 5 years can borrow up to 60,000 euros interest-free. For label B, the amount is 45,000 euros, and for label C, it is 30,000 euros. Anyone who commits to upgrading an apartment to label A within 5 years can borrow up to 45,000 euros interest-free. For label B, the amount is 30,000 euros. The commitment is a performance obligation. How do I apply for the interest subsidy? You can take out an interest-free renovation loan from your bank, in conjunction with a primary loan for purchasing a home. If you receive a home as a gift or through inheritance, you can contact the Energy House to take out a similar Energy Loan+. The main difference from the mortgage renovation loan is that the Energy Loan+ does not use an interest subsidy; instead, the loan is granted interest-free from the start. If the required performance target is not met after 5 years, the interest benefit granted in error will be offset by converting the loan to a higher interest rate (being the statutory interest rate applicable in the year the loan is taken out). You can also take out an interest-free renovation loan in 2022.4 Good reasons to tackle your renovation loan right away!

  1. Greater comfort at home

  2. Lower energy bill

  3. Good for the environment

  4. Your home will increase in value

EPC Label Bonus for Anyone Who Renovates to Improve Energy Efficiency! In addition to the interest-free renovation loan, you can receive a one-time EPC label grant of up to 5,000 euros. You can apply for this grant for any house or apartment, even if you have owned the property for some time. Anyone who wants to make their home more energy-efficient can take advantage of this grant.Renovation requirement starting in 2023There has long been consensus on the renovation requirement. Anyone who buys a home with an EPC rating of E or F after 2023 must renovate it to energy efficiency level D within five years. This requirement is linked to an interest-free renovation loan of 20,000 euros. According to the Confederation of Construction, it costs between 26,000 and 37,000 euros to renovate such a home to a D-label. Homeowners are further encouraged to renovate. These households receive an additional subsidy and, depending on the energy efficiency measures taken, can take out a loan with a negative interest rate of up to 1.5 percent.

INVESTING IN AN ENERGY-EFFICIENT RENOVATION OF YOUR HOME HAS RARELY BEEN SO ATTRACTIVE!
