When is the best time to sell?

The first chart shows when properties (houses and apartments) are most frequently listed online. From this, we can already see that spring and fall are the most popular seasons for listing a property for sale. December marks a low point.
We now know when most properties are listed online, but is that also the best time to sell? The chart below shows the average time properties spend on the market, broken down by month. It clearly shows that, on average, properties spend less time on the market in the first half of the year than in the second half.
If we analyze the two previous charts, we can conclude that spring is the best time to list a property for sale. But how do high supply and quick sales affect the price? Below, we see the monthly price trend relative to the listed asking price (the reference property here is a home sold in 2021 with a floor area of 167 m²). We observe that a home sold in June for €1,929/m² would sell just one month later for €1,885/m². This represents a difference of approximately €7,409 for the total area.
Conclusion: Statistically speaking, May is the best month to list a property for sale. Although more properties are listed online during this time, they remain online for a shorter period and sell for a relatively higher price.
